Open Space
- The protection of 500 acres for the benefit of the Town, at no cost
- Master Planned open space, residential, retail and commercial elements
- Walking and riding trails
- Land for Town playing fields and activity parking
Fiscal
- Once complete Legacy Farms will pay more than $3,000,000 in net annual real estate taxes
- More than $2,285,000 will be paid to the Town in building permit fees over the course of the project
- More than $2,000,000 will be spent by the Developer to restore the previously farmed land to a natural state
- More than $2,000,000 will be spent by the Developer to upgrade the Hopkinton water system for improved quality and increased quantity
Consistency with Town Plan
- Hopkinton will have extensive control over Legacy Farms through its re-zoning, host community agreement, the Master Plan process and the Planning Boards’ site plan review process. This rezoning will require a 2/3rds vote of support at Town Meeting
- Legacy Farm’s legally binding Master Plan will reflect a mix of housing styles, retail and commercial space, professional uses; of which the residential component will be limited to a maximum of 940 dwellings
- Legacy Farms will include a mix of housing types including moderate income apartment homes that will help the Town control unwanted 40 B developments
- Revitalization of Weston Nurseries and their business
Infrastructure
- Roadway and pedestrian improvements for safer and more efficient travel at several locations
- Water system upgrades including a new Town well
- Private Wastewater Treatment system which accommodates the entire Legacy Farms at no cost to the town
